Assembly OSM is a construction technology company founded in 2018 and incubated at SHoP Architects, focused on applying advanced manufacturing methods to urban multifamily construction. Assembly develops proprietary hardware, software, and building systems, and licenses a low-capex volumetric building system to developers and modular manufacturers. These facilities use Assembly’s parametric kit of parts, manufacturing digital infrastructure, and lean production methods to deliver housing more efficiently than conventional construction. Assembly does not own factories or develop real estate; instead, it enables partners to deploy modular construction in a way that avoids the capital intensity and market-cycle risk that has limited the success of previous offsite construction models, while allowing Assembly to concentrate on advancing its core design, engineering, and manufacturing technologies. Its parametric digital platform enables building designs to be modeled at a high level of precision, supporting customization while maintaining manufacturing rigor. Assembly’s systems have been fully prototyped, tested, and pre-approved by the NYC Department of Buildings, providing a clear regulatory pathway for deployment in other jurisdictions. The company operates with a distributed supply-chain model that leverages specialized manufacturing partners to enable scalable, resilient delivery of housing, with the broader goal of increasing the speed, quality, and sustainability of urban development in response to persistent housing shortages.
